RAF West Drayton, Middlesex
Inland acquired with a financial partner the sought after RAF West Drayton site in Middlesex, West London, in 2009.
This 31 acre site is one of the largest remaining brownfield sites within the M25 situated within a mile of Heathrow Airport. RAF West Drayton was previously the main centre for military and civilian air traffic control in Britain however this use has ceased on site and moved to Swanwick, Southampton, in November 2007 (civil) and January 2008 (military).
The site is now known as "Drayton Garden Village", full details of the scheme are available at www.draytongardenvillage.com. Inland have now received a ‘resolution to grant planning permission’ for 773 new homes, a Primary Healthcare facility, Nursing Home and a variety of commercial premises, using the same suburban residential planning techniques of the 1930s where gardens, trees, hedgerows and green space dominate the landscape.
The scheme will now be referred to the Great London Authority for final sanction.

Farnborough, Hampshire
Inland have purchased from Defence Estates, the property arm of the Ministry of Defence, the former DERA Centre for Human Sciences site in Farnborough, Hampshire.
The 24.5 acre brownfield site, which is adjacent to Farnborough Airport, has the benefit of an allocation within the Rushmoor Local Plan for a mix of employment and residential development.
An outline planning consent has been granted for 399 residential units and over 100,000 sqft of commercial use development, Inland is now on site with a housing association on the 1st phase of 29 houses which has kick-started this important development. Inland have also sold 57 serviced plots in the Eastern Phase to a national house builder, they are now also onsite.
A further planning application has since been approved which reduces the amount of commercial buildings on the site to be replaced with an 80 bed nursing home, after it was established that there is a shortage of suitable elderly care facilities in the local area.
The site is home to the UK’s last human centrifuge facility, which is leased to QinetiQ in order to enable the continuation of work on the Typhoon Fighter Jet programme, the state-of-the art aircraft that is set to become the RAF's major front-line type. This facility has been listed by English Heritage, and is currently leased to QuinetiQ PLC.
An application has also been agreed with Rushmoor Borough Council and English Heritage for a revised application for the Grade II listed centrifuge building, to demolish the surplus buildings around the centrifuge and create an additional 50 residential units and convert the centrifuge into a museum. This application will only be implemented once the demand for the human centrifuge has ceased.

Poole, Dorset
Inland have purchased a 9.5 acre waterside site in Lower Hamworthy, Poole. The brownfield site is currently used to manufacture Pilkington Tiles and is a central part of the Holes Bay Basin Regeneration Area and the wider Poole Bridge Regeneration Initiative. The Local Plan seeks a mix of uses on this site, with residential, offices and ground floor retail & restaurant/bars to attract people to the waterside. The scheme proposes to increase access to the waterfront, with linkages to adjoining waterfront properties.
Inland is currently working with the local authority to prepare a planning application. After detailed consultations with Poole BC the planning applications will be carried out in phases due to the complexities of the regeneration area. The first planning application will comprise approximately 92 residential units, commercial space and a Care Home. The development plans across the whole site are in the order of 500 homes and significant employment opportunities.

Ashford, Middlesex
Inland have purchased the West Wing of Ashford Hospital from the NHS Trust.
This 1.8 acre site is located adjacent to London Road (A30) and is only a mile and a half from Heathrow Airport terminal 4.
A residential planning application for 152 apartments has now been approved by the Local Authority, which can be developed in stages to make best use of this Brownfield site and to get rid of an eyesore.

Hayes, Middlesex
Inland have acquired a 4.2 acre site in Hayes, Middlesex. The site is located to the east of the town centre in a largely residential area. The site is within easy reach of Heathrow airport, the M25 and M4. There is a country park located on neighbouring land.
After a recent planning refusal Inland are now reviewing a new strategy for this project to enable a new application to be submitted in due course.

Northwood, Middlesex
Inland acquired a large detached house on a plot of 1.5 acres in a prime location in Northwood. Recently designated as a conservation area, Inland have secured planning permission for a sensitive development comprising of three large detached houses and are now looking at the land assembly opportunities that this area presents.

Redhill, Surrey
Inland have acquired The Causeway Pub, Horley Road, Redhill, located in a residential area just outside the town centre.
The 1.5 acre site is located on a prominent corner plot and Inland have now secured planning permission for a comprehensive scheme comprising of houses and apartments.

Byfleet, Surrey
Inland have acquired a brownfield site in the heart of Byfleet village centre. The derelict site has been disused for some years and had become neglected and over grown. Having now secured planning permission for 14 luxury apartments Inland have entered into a contract with Howarth Homes to build the development which will is now being marketed as Ellis Court. Croxley Green, Hertfordshire
Inland are delighted to announce that it has entered into a joint venture which has acquired an 11 acre site in Croxley Green, Hertfordshire, which 4 acres are being developed in a prime woodland setting. The site has consent for 51 high quality family houses, including 15 which have been pre-sold to a housing association for affordable housing.
The site is the former Imperial Machine Company Ltd factory, which previously manufactured commercial bar and catering equipment. The company has now relocated to Wrexham.
Inland’s joint venture partner is Howarth Homes plc, a company in which Inland holds a 33% equity interest. The Howarth Homes Group has an enviable reputation within the construction industry and the construction team has many years experience in housebuilding, contracting, design and build and planning.
The scheme has started on site with a 2-3 year build programme.
