Drayton Garden Village, Middlesex >Inland Homes acquired the highly sought after RAF West Drayton site in Middlesex, West London in 2009. This 31 acre site is one of the largest remaining brownfield sites close to the M25 situated a mile from Heathrow Airport. RAF West Drayton was previously the main centre for military and civilian air traffic control in Britain; however, this use has ceased on site and moved to Swanwick, Southampton, in November 2007 (civil) and January 2008 (military). Following many months of public consultation and close liason with officers and councillors at the Local Authority, Inland Homes secured planning permission for 773 new homes, a primary healthcare facility, nursing home and a variety of commercial premises. The scheme design uses the same suburban residential planning techniques of the 1930s where gardens, trees, hedgerows and green space dominate the landscape. Queensgate, Farnborough >Inland Homes purchased from Defence Estates, the property arm of the Ministry of Defence, the former DERA Centre for Human Sciences site in Farnborough, Hampshire. This 24.5 acre brownfield site, adjacent to Farnborough Airport, has the benefit of planning permission for 399 residential units and over 100,000 sq ft of commercial use development in 2007. The first two phases totalling 123 units are nearing completion and a further planning application has since been approved which reduces the amount of commercial buildings on the site to be replaced with an 80 bed nursing home after it was established that there is a shortage of suitable elderly care facilities in the local area. Construction on the nursing home is anticipated during 2011. The site is also home to the UK's last human centrifuge facility, which is leased to QinetiQ PLC in order to enable the continuation of work on the Typhoon Fighter Jet programme, the state-of-the art aircraft that is set to become the RAF's major front-line type. Working closely with the council, Inland Homes subsequently secured planning permission for the demolition of the substantial redundant hospital building and the erection of a contemporary scheme comprising of 152 apartments ranging in height from 4 to 6 storeys. This new landmark building will be located within 2 miles of Heathrow Airports Terminals 1 to 5 and when complete, will offer far reaching views over the King George's Reservoir to the west. |
Poole, Dorset >Inland Homes own a 9.5 acre waterside site forming a central part of the area's regeneration of Lower Hamworthy, Poole. The brownfield site was previously used to manufacture tiles and is a central part of the Holes Bay Basin Regeneration Area and the wider Poole Bridge Regeneration Initiative. The Local Plan seeks a mix of uses on this site, with residential, offices and ground floor retail and restaurant/bars to attract people to the waterside. The scheme proposes to increase access to the waterfront with linkages to adjoining waterfront properties. Inland Homes is currently working with the Local Authority, local residents and councillors to prepare a planning application. The development plans across the whole site are in the order of 350 homes together with significant employment opportunities. |
Croxley Green, Hertfordshire >Inland Homes is delighted to announce that it has entered into a joint venture which has acquired an 11 acre site in Croxley Green, Hertfordshire in which four acres are being developed in a prime woodland setting. The site has consent for 51 high quality family houses, including 15 which have been pre-sold to a housing association for affordable housing. The site is the former Imperial Machine Company Ltd factory, which previously manufactured commercial bar and catering equipment. The company has now relocated to Wrexham. Inland Homes's joint venture partner is Howarth Homes plc, a company in which Inland Homes holds a 33% equity interest. The Howarth Homes Group has an enviable reputation within the construction industry and the construction team has many years' experience in housebuilding, contracting, design and build and planning. Redhill, Surrey >Inland Homes has acquired The Causeway Pub, Horley Road, Redhill, located in a residential area just outside the town centre. The 1.5 acre site is located on a prominent corner plot and Inland Homes has now secured planning permission for a comprehensive scheme comprising of houses and apartments (31 units). Inland Homes is currently working with the local authority to prepare a revised planning application on this site to improve the consented scheme and negotiate Section 106 contributions. |
